Ah, the good old classic of not understanding growth stocks versus dividend stock. Reits are not for growth. They just pay a dividend. If you look at the nav while getting this big dividend, you're not doing this right. Personally, reit are not for me. I prefer growth stocks, but they have lower dividends.
